Historic Belmar Charm Meets Modern Sunroom Comfort

Some homes have a personality all their own, and this one certainly does.
Located in Belmar, New Jersey, this unique historic home is full of character, surrounded by beautiful landscaping and a garden the homeowner truly loves. When she wanted to add a sunroom, the goal was not simply to create more space. It was to design something that felt connected to the existing home while giving her a comfortable place to enjoy the garden throughout the year.
That balance between old and new is what made this project so special.
Designing the Sunroom Around the View
One of the homeowner’s priorities was making the most of the garden surrounding the property.
The sunroom was positioned to create a strong visual connection to the outdoors, with expansive windows that allow natural light in and keep the garden as the focal point of the room.
Rather than feeling like an addition that was simply attached to the house, the finished sunroom feels intentional and complementary to the home’s unique architecture.
For homeowners with older or distinctive properties, that kind of design approach matters. A successful addition should improve how the home functions without taking away from the features that made the property special in the first place.
Comfortable Even on the Hottest Summer Days
Charlie had the opportunity to visit the project during one of the exceptionally hot days we experienced this summer.
What stood out to him was how comfortable the sunroom felt even with the windows open and the ceiling fan running. Despite the intense heat outside, the room remained pleasant and usable.
That is one of the advantages of a properly designed sunroom. Thoughtful window placement, ventilation, insulated building materials and ceiling fans can all contribute to a space that feels comfortable rather than overly hot or enclosed.
Seeing the Finished Sunroom Come to Life
Recently, we were invited back to the home for a special gathering hosted by the homeowner.
She was celebrating the volunteers and supporters of Nourishing Heart, the charitable organization she runs, which works to improve the lives of underserved communities through programs focused on food and nutrition, health services, education, clean water, livelihood opportunities and women and youth empowerment.
While the celebration and live music were taking place outside, Charlie took me inside for a quick look at the completed sunroom.
Seeing the room completely finished was one of those moments we always enjoy. Once the tools, materials and construction activity are gone, you can finally see how the new space fits into the homeowner’s everyday life.
This one felt exactly where it belonged.
A Sunroom Designed for a Historic Belmar Home
Every property is different, particularly in communities like Belmar where homes can have very distinct architecture, lot layouts and personalities.
That is why we approach each sunroom as a custom project rather than trying to force every homeowner into the same design.
Whether the goal is creating a garden room, expanding entertaining space, adding a four-season living area or simply making better use of a backyard view, the design should respond to the home itself.
For this homeowner, the result is a bright, comfortable room overlooking the garden she loves while preserving the charm that makes her Belmar home so distinctive.
